Welcome
Thank you for staying at Tree Ranch Grove. The house and the Airstream share the garage area, washer/dryer, pool/sauna/cold plunge, orchard, and large fire ring. Each unit also has its own private fire ring.
Airstream – 2016 Flying Cloud 30FB
Access & Parking
- The lockbox is mounted directly on the Airstream door. Your code is provided 24 hours before check-in.
- The key inside unlocks the upper front door lock.
- Parking for the Airstream is directly in front of the trailer.
Entertainment System
Includes a PS4, Roku (with streaming apps pre-loaded), and a 4-input switch sending sources to multiple TVs.
- Turn on the TV first.
- Turn on the PS4 if you plan to use it.

Use the Setup or Switch buttons on
the switch box to:
- Select which source goes to which TV.
- Cycle through inputs until you find the right one.
- TVs are not numbered, so you may need to switch through options to identify which TV is receiving which source.
HVAC (Two Zones)
- There are two HVAC units and two thermostat zones.
- One unit offers both FURN (Gas Furnace) and Heat Pump modes.
- The trailer is on a 50-amp hookup; using the Heat Pump mode is usually best for heating.
- Cooling is by heat pump only.
- “Auto” mode may be used if preferred.
- Typically one zone is enough to heat/cool the entire trailer.
Hot Water
Two switches for the water heater are located inside the bathroom.
- Electric switch: should normally stay ON at all times.
- Gas switch: turn this ON if hot water recovery seems slow and you want to speed it up.
- The water heater is dual-powered (electric + gas).
Black Tank (Toilet) – Stays 3+ Nights
If you are staying about 3 days or longer, you may need to empty the black tank.
Monitor Tank Level
- The tank sensors are on the wall above the kitchen countertop.
- Press the “Black” button to see how full the tank is.
- 85 means the tank is 85% full.
- Please empty the tank once it reaches around 80%.
Prepare to Flush the Black Tank
The grey tank normally stays open so sinks and shower drain freely. Before flushing the black tank, you must close the grey tank and open the black tank.
- Go outside the trailer to the septic hose connection area.
- Look under the trailer for two pull handles (valves):
- Right handle = Grey water tank
- Left handle = Black tank
- Close the grey tank: push the right handle in.
- Open the black tank: pull the left handle out.
Flush / Clean the Black Tank
- Turn off the water at the outside spigot.
- Disconnect the water hose from the trailer’s main water intake.
- Connect that hose to the black tank flush inlet, located just below the main intake.
- Turn the spigot back on to run water into the black tank.
- Let it run for a couple of minutes, or until the water coming out through the septic hose looks visibly clean.
- Turn the spigot off.
- Disconnect the hose from the black tank flush inlet.
- Reconnect the hose to the main fresh water intake on the trailer.
- Close the black tank valve: push the left handle back in.
- Re-open the grey tank valve: pull the right handle back out so grey water can drain normally again.
Propane / Gas – If Hot Water or Stove Stop Working
If hot water is very slow to heat even with the gas switch ON, or if the stove stops working and there is no gas, the propane tank in use may be empty.
- Go to the front of the trailer and open the black lid over the propane storage.
- You will see two propane tanks:
- One tank should be open (in use).
- The other tank should be closed and kept full as backup.
- Check the gauge:
- If the open tank shows empty, close its valve.
- Open the valve on the other tank (the full one).
- Confirm the gauge now shows green, indicating gas is available.
- Try the stove and/or hot water again after a minute or two.
Shared Laundry – Garage
- Washer: Maytag MVW7232HW.
- Dryer: WP 7.0 cu ft Gas Dryer (670018).
- Both operate like standard modern machines.
Pool, Heater & Cover
Pool Cover
- Keep the pool cover on whenever the pool is not in use.
- Keep the rain cover on top and plugged in so it can remove rainwater and protect the cover.
Pool Heater & Pump
- Equipment is located in front of the corrugated metal shed.
- The heater is the large black box with yellow buttons on the dial.
- The filter pump must be running for the heater to work.
Checking Pump Status
- Open the control box to the left of the heater (filter pump control).
- If the display says “Running on schedule”, the filter pump is operating.
- With the pump running, you can turn on the heater using the yellow buttons.
- Do not set the temperature above 80°F.
- The heater usually starts blowing hot air within 1–2 minutes. If it does not, check the display for any error messages.
Low-Flow Issues
The most common problem is “not enough flow,” meaning the filter pump is running too slowly.
- Use speed buttons 1 / 2 / 3 / 4 on the pump control (each is a different RPM).
- Increase speed until the heater recognizes enough flow and starts.
Cleaning & Service
- Pool service comes every Thursday.
- Basic cleaning tools are available for guest use.
- If the pool becomes very dirty or something seems wrong, contact the host so a technician can be scheduled.
Orchard & Grounds
- Guests are welcome to pick fruit from the orchard when in season.
- Please keep harvest to reasonable amounts for your own consumption only.
Outdoor Cameras
- Outdoor cameras are installed for security and automated alerts when no guests are scheduled.
- They are not actively monitored during guest stays except for security alerts.
Maintenance & Issues
- If either the house or Airstream needs attention or additional cleaning, please contact the host.
- For any problems with the pool, heater, HVAC, water heater, or appliances, notify the host so help can be sent.
Suggested Checkout Steps
- Turn off the pool heater (if used).
- Return pool cover and rain cover to their normal positions.
- Turn off the gas water-heater switch in the Airstream bathroom.
- Check that HVAC is set to a reasonable temperature or off.
- Close and lock all doors and windows.
- Take all personal items with you.
